Builder homes from 1976 through 1997

A Shell pension fund partnered with Gerald D. Hines Interests as Sugarland Properties, the developer that built here from 1976 to 1997. Its 9,700 acres reach across both Sugar Land and Missouri City, so a late-1970s two-story can sit a short walk from a 1990s build.

Older cutouts were not always sized for today's built-ins, and a remodel may leave the top grille pressed against a soffit. We check clearance above the unit and the anti-tip anchor before we judge how the cooling performs.

Water

City wells blended with river water

On the Sugar Land side, tap water comes from the main city system, a mix of groundwater and treated supply from Oyster Creek and the Brazos. Published hardness for that system runs from 35 up to 280 ppm.

Hard water leaves scale in the inlet valve and the fill tube of an ice maker. When ice production drops, we check the filter date, the valve screen and the fill tube for frost before we order an ice maker.
